Phase One: Soft Strip & Enabling

  • Site establishment, pit lane creation and erection of hoarding

    Phase Two: Substructure and Core

      Phase Three: Superstructure

      • Construction of the structure of the ground and first floors using traditional reinforced concrete slabs.
      • Construction of the structure of all floors from second upwards using post tensioned reinforced concrete slabs.
      • Main core walls and will be columns built using traditional formwork methods in sequence with the relevant floor slab construction cycle.

      Phase Four: Envelope

      • Commence installation of precast panels – 252 pieces.
      • Glass installation will take place on the retained façade across the West and South elevations, as well as on the new precast panels.
      • Precast Panels Installation primarily to the South and South-East Elevations.
      • Glass Installation to the Retained Facade on the North and West elevations.

      Phase Five: Fit-Out and MEP

      • MEP (Mechanical, Electrical, and Plumbing) installation will continue in the basement plant rooms.
      • CAT A fit-out.
      • The fit-out of the reception area.
      • Dismantling of TC1, completion of the infills and fit-out of the areas affected by the crane.

      Phase 6: Commissioning and Externals

      • MEP installation on the roof will be completed.
      • Commissioning of the electrical systems.
      • External works (including public realm and terrace works).

      Minimise Disruption

      We are fully committed to managing the impact of our construction works, ensuring that any disruption to the local community is kept to a minimum.

      To help monitor noise, dust, and vibration levels, Morrisroe entered into a Section 61 agreement with the London Borough of Southwark. This agreement established acceptable limits for these factors during our work. To ensure compliance, advanced automated monitoring equipment has been on-site, which alerts the project team if we approach these predefined limits.

      As part of our sustainability efforts, the project invested in using barge transport to move materials to and from the site. This approach helps reduce the number of road deliveries, easing local traffic congestion and lowering carbon emissions.

      During the soft strip phase, we utilised a flat-top pontoon to store eleven 40-yard skips, each filled with soft strip materials. These skips were transported down the River Thames to Greenwich, where the materials were unloaded and sent to appropriate waste transfer facilities. As the project moves into the demolition phase, the pontoon has been replaced by a hopper barge, capable of holding 750 tonnes of material—equivalent to 42 lorry loads. This method has been highly effective in minimising road traffic and its associated impacts.

      In line with our commitment to the local community, we have hosted several stakeholder meetings to present our approach and timeline for the project, as well as to introduce our project delivery team. We are also working to coordinate our construction activities in a way that minimises disruptions, particularly with respect to logistics and delivery schedules to avoid conflicts with local premises.

      Before construction begins, we collaborate with Southwark Council to agree on a comprehensive Construction Management Plan. This plan outlines how the works will be carried out, with specific mitigation measures in place to reduce any impact on the local community. These measures cover operating hours, noise and vibration controls, and traffic management.

      The project is also registered with the Considerate Constructors Scheme, a not-for-profit organisation dedicated to improving standards in the construction industry. By participating in this scheme, we ensure that our site teams prioritize the appearance of the site, respect for the community, environmental protection, safety, and valuing our workforce. Our most recent Considerate Constructors Scheme visit in July 2025 rated our performance level as Excellent, reflecting our commitment to these high standards.

      Dedicated Construction Neighbourhood Liaison Manager

      In our ongoing commitment to minimise disruption for local residents, businesses, and visitors, Multiplex have appointed a dedicated Construction Neighbourhood Liaison Manager. This role ensures clear and effective communication with the community throughout the project.

      We are committed to taking a thoughtful and proactive approach when engaging with the public and third-party stakeholders who may have an interest in the project due to its proximity. Early on, we conducted a pre-start briefing for occupants of neighbouring buildings and local residents. This briefing covered the scope of the works, project timeline, site access, and detailed how we will mitigate the impact of noise, dust, and vibration.

      Following the pre-start meeting, we continue to maintain open communication through regular progress meetings, newsletters, and email updates. Additionally, site contact details are posted at key locations along the perimeter of the site, ensuring that all stakeholders know how to reach us.

      Our site management team actively engages with the surrounding community, addressing any concerns or issues that arise. The public is welcome to visit our management team via the Cathedral Square access point to discuss any project-related matters. Any concerns raised related to the Cathedral will be referred back to its management for confirmation.

      The Construction Neighbourhood Liaison Manager works closely with all contractors on-site to ensure that neighbours are regularly updated, and any issues or inquiries are responded to promptly.
